I am seeking an experienced architectural designer or draftsperson to prepare indicative dwelling plans to support a performance-assessed land division application for a side-by-side subdivision at my property: 45 Jervois Street, Torrensville SA 5031 Zone: Established Neighbourhood (City of West Torrens) The site is approx. 15.3 m frontage, which would result in ~7.65 m per allotment if split equally. While this is slightly narrower than typical, council has indicated that side-by-side development may be supported with a strong submission that addresses streetscape character, tree management, driveway clearance, and parking. A battleaxe configuration has been ruled out. Your role will be to prepare indicative architectural concept plans to accompany the planning submission. These do not need to be construction-ready but must be realistic, presentable, and tailored to maximise council approval prospects. Deliverables: • Concept floor plans and elevations for two contemporary dwellings on ~7.65 m frontages. • Site plan showing driveways, setbacks, on-street parking, and landscaping. • Streetscape and façade treatments aligned with Character Area Overlay expectations. • Basic shadow diagrams (optional but preferred). • PDFs ready for submission with the subdivision application. Reference Points • Council has emphasised performance assessment criteria including tree clearance (2 m from tree, 3 m driveway, 0.5 m landscape strip). • Local examples: 34A Clifford Street and the property directly behind 45 Jervois show similar allotment widths (pre-2021). • Primary goal: support the subdivision approval; if granted, construction will proceed on one lot while the other is sold. Ideal Candidate • Experience preparing indicative or DA-level plans in South Australia (bonus if familiar with City of West Torrens). • Understanding of Planning & Design Code – Established Neighbourhood Zone. • Strong grasp of streetscape design and council submission requirements. • Able to deliver professionally presented concept plans within 2–3 weeks.
