What this job involves Reporting to the Associate Director of Engineering, Operations & Sustainability, The role of the Facilities Manager is to act and assist JLL’s Property Managers and clients as the primary contact for hard and soft FM services coordination on designated sites (primarily in the Adelaide CBD). It involves being responsible and accountable for the management, reliability and servicing of key building assets and associated plant and equipment, along with coordinating planned and reactive maintenance to be performed with minimal disruptions to the tenants. You will also be assisting in the achievement of desired fund portfolio outcomes and results. The Facility Manager’s core priorities include: Ensuring the health, safety and security of all visitors and occupants. Ensuring service contractors perform their planned and reactive maintenance with due care and effectiveness and in compliance with JLL frameworks. Maintaining the presentation of the property and driving tenant satisfaction Key Responsibilities Advise Property Managers and the Associate Director of any incidents and events that occur throughout the building or that which may impact on the tenants. Ensure legislative and statutory building compliance is maintained through the collation of appropriate inspection, compliance and reporting documentation from contractors. Obtain quotations for minor repairs/rectification to plant and equipment. Support the tendering and RFQ process of FM services by preparing and revising scopes for new service contracts, in addition to providing advice on existing contractor performance. Inspect exterior entrances, ground floor foyer and carpark entrances for cleanliness, lighting defects and any other obvious disorders and hazards. Arrange repairs as required. Check operation of building services especially lifts, air conditioning, access control systems, automatic doors for correct operation. Spot check the general cleaning by the cleaning contractor and inform the cleaning supervisor of any shortcomings. Programming of all system, i.e., adjusting time clocks for public holidays, access card charges, programming of afterhours air conditioning etc. Verify contractors, issue permits if applicable and then induct all on the building rules. Being available to respond and attend to any after hour’s problems that may occur on the building after hours as required. Interested? An ideal candidate would need to have the following qualifications We are looking for an experienced Facilities Manager who is people driven and to be seen to be “kicking goals” for the clients. Experience in the management and compliance of building systems with an emphasis on managing a portfolio of assets and their systems including fire systems, Lifts, HVAC, electrical, Hydraulics and building intelligence would be preferable. Outstanding interpersonal and communication skills are essential and a reasonable level of computer literacy, with the ability to expand these skills as necessary would be beneficial.
