Objective I need a financial modeller to build a fund-level cashflow model using existing property cashflows (already prepared in Forbury modelling software). The model must consolidate property cashflows, overlay debt and fund assumptions, and output distributions to investors in a format consistent with an example fund model I will provide. Scope of Work Inputs: Property-level cashflows (from existing Forbury property model). Fund assumptions (management fees, expenses, overrides). Debt assumptions (loan amount, term, interest rate, IO/P&I, refinancing). Example fund model for format reference. Build fund-level model that: Rolls up property cashflows into consolidated fund cashflows. Layers in debt schedules and covenants. Applies fund management fees. Calculates investor distributions.
