I’m currently designing a duplex/dual occupancy with your team and wanted to share my detailed wish list for further consideration. I understand some elements may require creative solutions, but I’d like to ensure these priorities are properly explored before ruling them out. --- Basement Parking & turning: With a 6.0m max garage door width under CDC (3.0m per dwelling), it’s very tight to swing into the current bin/service bay. We still need a minimum of 3 car spaces. 👉 Can we review the lift core and stair location to create a more practical parking/turning layout? --- Ground Floor Entry: Happy to trim the front living area to create a more generous entry foyer (bench/feature element). Dining booth: Keen to retain the booth concept beside the courtyard. --- First Floor Bathrooms: Consider relocating the main bathroom between Bedrooms 2 & 3. Option A: A shared bathroom in between. Option B: A 3m-wide zone split into 2 × 1500mm ensuites. Master robe: Enlargement as currently drawn won’t be sufficient. If lift core relocates, extend robe to the end of the highlighted zone. Doors to swing into robe (not into bedroom). --- Elevations & Structure Require slab-to-slab height of 3200mm to allow for 200mm services and achieve a 3000mm AFFL. May need a stair landing adjustment to suit this floor-to-floor height. --- Next Steps: I’d appreciate if we could workshop design alternatives around these points rather than dismissing them outright, so we can balance compliance, practicality, and my brief.
